Is Horseshoe Cove a private community?
Horseshoe Cove is a private gated community. Our roads are private which means the POA is responsible for upkeep and paving.

Does everyone have to join POA when they move into neighborhood or buy a lot?
Yes, everyone automatically is a member of the POA at closing and responsible for the annual dues. Your realtor should supply you with the materials needed.

What are the Dues at Horseshoe Cove Neighborhood?
Dues currently for the 2024-2025 year will be at $1300 a home resident and lot owner. If you own several lots you will be paying $1300 per lot.

What does the Dues cover?
Dues at Horseshoe Cove cover maintenance of common areas, gate entrance, private road paving and insurance payments and any improvements to our neighborhood that are approved by the board.

Do the dues cover trash pickup or grass cutting?
No, it does not. We have private individuals that cut the grass for several residents. We also have a couple individuals that pick- up trash. Both are very reasonably priced.

Is there renting of any homes at Horseshoe Cove?
Renting in our neighborhood is not allowed at any time. There is a sign on our entrance gate stating this.

Does every resident have the ability to purchase a boat slip at the Marina?
Yes, but at this time there are no boat slips available for purchase. At times there will be rental opportunities for slips. Please see our Marina page for more info.

What internet service is available in the neighborhood?
Brightspeed internet is available. There are also other wifi services that may work as well.

Are bears seen regularly at Horseshoe Cove neighborhood?
No, bears are seldom seen in the neighborhood but it is a good idea to keep trash in the garage until the morning of your trash pickup to be on the safe side.
